Building Types
Walkup
- Building of two or more floors.
- No elevator
- Five, maximum six floor walk up apartment buildings are typical for New York City
Elevator
- Apartment buildings up to nine floors (may have more) are typical for Manhattan
- Usually equipped with one elevator
- Mostly located in midblocks
- Most elevator buildings have laundry rooms
Doorman
- Usually full-time doorman (may be part-time)
- Normally hi rise buildings
- May include concierge, laundry, and other services
- May have gym and/or swimming pool.
- Most of the doorman buildings in New York built in last decade have full amenities.
Brownstone
- One to six floors
- Footage of room less than in a doorman building
- No doorman service
- Usually built in early 90’s as a single family residence
- Converted during WW II to create multiple apartments
Townhouse
- Usually a two-floor building (may have more)
- Shares at least one wall with another residence
- Similar to condominium
- Most have yards that can be used by owners
